If there is any chance your wife is out to scam you then do not buy property under any kind of arrangement.I agree! That very little seed of doubt planted in your head about what if anything goes wrong will eat the relationship somehow! Giving her a house and material possession is not a guarantee that she in return loving you as much! I often times wonder if all these girls who claim that 'this rich old foreigner is the love of my life" "we are perfect together" "I love him very much"..whatever, are true if they are not given that lavishness in life that they are enjoying at the moment. I am sorry but I am just being honest about it. I have seen several relationship who looks so perfect but without the foreigner's financial support, everything turned bitter and off she go for a greener and bigger catch!I hate to say this but every time I hear somebody said, "find me a foreigner" "you buy a house, your husband is a foreigner" I could see through the heart of that Filipina and never would I introduce her to any of my foreigner friends!Just build your relationship with love, trust and confidence and everything will be perfect for the both of you!!!!While I hear that same 'find me a kano'..... I usually try to say that it is not easy with the economy finding a man who is both wanting to come to the Phils for a wife and one that has the money to come... If she persists... then I revert to Hey! FOREIGN LAND OWNERSHIP Can a Foreigner Buy Land in the Philippines No! Ownership of land in the Philippines is restricted to persons or entities considered Philippine Nationals or Filipino citizens. For this purpose, a corporation owned 60% by Filipino citizens is treated as a Philippine national. The Philippines' Anti-Dummy Law restricts the number of foreign members on the Board of Directors within a Corporation to 40% equity ownership. Some of the exceptions to the restriction on foreign acquisition of land in the Philippines are the following: Foreign Ownership through a 60/40 company/corporation. Real Estate/Land - the foreign equity is up to forty percent [40%] only. Republic Act No. 7652 Leasing land in the Philippines on a long term basis is an option for foreigners or foreign corporations with more than 40 percent foreign equity. Under the Investor's Lease Act of the Philippines a foreign national and or corporation may enter into a lease agreement with Filipino landowners for an initial period of up to 50 years renewable once for an additional 25 years. TexasRangersFan Posted June 27, 2012 Posted June 27, 2012 If you are worried about building a house on land owned by the wife, then build it on land owned by the govt ;-) To do this you can buy timberland (usually its a tax dec purchase for the rights of man over the property). Its usually very cheap (p50 a meter) and then build as cheap a house as you can get away with. That way your investment is at its absolute minimum and if things get ugly you will not be in too deep.BTW, you can apply for stewardship of the land from DENR under an OLP lease, for my 3 hectares in Carcar i pay about P450 a year on my 25 year lease. How is this done? Is it difficult to do? I would be very interested to learn more about this. How do you locate the land that is available? Where do you go to find more info about doing this? You find a nice piece of land that is zoned as 'Timberland' but has an active tax declaration on it (just drive around the bukid, its everywhere), you buy the lot from the holder of the tax dec, you occupy it. Its pretty simple.
