Thomas Posted March 24, 2014 Posted March 24, 2014 Vista Land house developers are succesful Vista Land leads all property developers in the country in the low-cost and affordable housing market segments. The company has built more than 250,000 homes located in 34 provinces, 73 cities and municipalities around the Philippines. CRISP also cited Vista Land’s excellent financial performance. In the last five years, the company recorded a 22 percent average net income growth. During the same five-year period, Vista Land’s EBITDA margins averaged 36 percent while its gross margins averaged 51 percent. CRISP also believes that the company’s leadership in the low-cost and affordable housing market segments will continue as a result of its strategic landbanking decisions and the growing demand in these sectors. http://www.panaynewsphilippines.com/business/14742-vista-land-receives-aaa-crisp-rating.html So I suppouse they are not scammers BUT interesting they have a gross margin at 51 percent. They can get some profit by get lower cost by massproduction, but they also add a big profit, which we have chance to save if we manage to get a house built effective ourselves... billygoat993 Posted March 24, 2014 Posted March 24, 2014 Like other deceloper they have issues with their projects. They have 3 comoanies under Vista. Camella the low cost, Crown Asia the middle class and Britanny for mid to high end. All of which has issues when you received your keys. Most common is that during sales they promised tgis and that but during turn over or house construction its hard to contact them an the choices you made for colors, tiles and other materials are not being followed. I am referring to the development of Crown asia and Britanny. For camella no such option but they have issues with house and drainage. They had put up a website for that company already. They also have small cuts of lots and monopolize everything from water supply Primewater is under Vista, to mangement of properties. They do finished the project fenced, park and amenities but still have issues. Best is still to build your own and have more headaches like me lol.
