What if I buy Condo in my name, leave it to her in will and will make some arrangements in Oz for grandsons.

I like that idea!

If I could afford a condo I would do that.  But they are way overpriced (in my opinion) because foreigners can own them.  I have heard stories of how new condos are first offered to a select few number of filipinos at ridiculously low prices as 'preselling' in order to get the magic 60% filipino ownership.  Then the rest are sold to foreigners at 'normal' prices.  If such were true then having your wife buy one in the 'preselling' and then transferring it to you later may be the way to go.

Note that buying a condo in the 'preselling' stage is a whole 'nother topic.  There is a link here http://myfinancialcoach.ph/article/pre-selling-vs-rfosbecause you will have questions, but if anyone wants to discuss it further can they start a new topic about it before JGF kicks my arse please.

This in fact the case that was made into a documentary on cable tv that I watched a few years ago and made me think about the problems I could possibly face.  A frightening story and there is nothing for the Phils Government to be proud about with this one.

I thought I was reasonably world wise and savvy until I started reading this forum. I doubt there is a scam they have not thought of or instigated.  I am not a fan of ]pre sell] as full of rorts.

So where do you go to buy something at the right price?  Private sales, maybe?  Cash strapped Filipinos maybe?  No wonder I drink.

Here I go again, following from this idea, buy in her name, get a 25 year lease for bugger all, but also get a receipt up front.  If I make 90 I wont give a rats if she boots me out, I'll have alzimers anyway and will forget about it within 5 minutes.!!!

You are in the 're-inventing the wheel' mode at the moment.  We all go through it when trying to cover our assets from the Philippine 'system'.  Lots of research is in order as everything you can think of has been tried before, each with differing degrees of success.  It seems to me that you are on the right track but honesty is the best policy so perhaps buying it in her name with a 25 year lease for the exact amount you actually paid for the place is the way to go.  If ex-hubby goes after her for a share of the ownership then he can pay you back for what you paid.  Or so it would seem to me but . .  get the best lawyer you can find . .  or just rent and put the word out that you are just room mates so she has nothing of yours that the 'ex' can get.

Disclaimer:  These are just my musings on the subject to give you feedback.

You cannot Lease a property from your Wife,

You also cannot marry an 'already married' woman so they must be just living together which makes it ok.
