I'm fully aware that as a foreigner I can't own land but bare with me as that avenue is taken care of. I'm also aware of the pitfalls of putting it in others names and again that's taken care of. Just imagine I'm happy to lose the money for ease of explaining. The fun I'm having is getting a Filipino agent to sell me what I'm looking for regardless how many times and how plain the English I use is. I've been asking for a beach side lot only in one area no where else and my budget is 3m php maybe stretching to 4m php. Clean title only with water and road access. Pretty straight forward I think. So far I've been offered city lots, 12m php lots, a whopping 94m php lot and loads of places no where near the location that I wish. Even trying to get a price is hard enough. The usual messages go along the lines of Sir I have a lot. I ask where and they reply yes sir. Is it a beach side lot? Sir very nice lot. Yes but is it on the beach? Sir I get you details. Does it have water and access? Sir 1.2 hectares. The size is good but is it on the beach? Sir direct buyer. Yes but is it on the beach, have water and access and a clean title? Sir you buy? You've not told me how much, where it is, does it have water, access and on the beach? Sir we can view. Yes but how much? After asking god knows how many times it turns out to be 9m php, no beach, not in the area and only tax declared. FFS As a rough clue to why I'm thinking plan B is I'm having the same joys getting updates on my potential Condo purchase. The one that is due to be completed about November but they won't send recent photos of progress but I do get lots of artist impressions. What location are you looking at in PI? It's OK. I've got boots on the ground sorting it out now. I've been using lots of agents just as a comparison more than anything else. I've narrowed it down now and will do my home work before flying over in February to ensure I know the true owners or potential issues before I waste a journey. Once the Buyer's Agent understands the parameters of your search, he/she will eliminate others and only present the legitimate ones. No additional costs because the Seller's Agent will share their commission. An aggressive Buyer's Agent might also search for non-listed properties. Then after that maybe appear but you know how it works. I've been deliberately keeping a low profile and letting my partner deal with it. She's a switched on cookie with decent contacts. She works in the PNB, has a best friend who is a lawyer specialising in property and her cousin is on the Mayors panel so if we find a lot he'll be doing a check to make sure there's nothing dodgy with the seller or lot. She's already said we don't buy until she has physically met and talked to the seller to get the best price.
