That is much less than land in or close to Baguio where I saw small lots for 8-12k pesos per sqm. I toured a nice modern home on the outskirts of Baguio once. The land, not much bigger than the house was 2M pesos, the house cost 8M pesos to build. The house was built to western standards and was maybe 150-200 sqm.

Before parting with any money get a certified copy of the true title to ensure there's no liens on the land and if it's clean then get a surveyor to confirm the lot being sold is the one on the title. It's not unheard of for a lot to be sold with a clean title then it turns out not to be the lot you were shown but the waste ground with no view along the coast.

Let me elaborate on that.  There is a piece of land in Biliran province about the size you are looking at.  Its in a PRIME location and many people would jump on it at that price.  That is until they find out there are a couple of creeks running through it and the DENR has designated a certain distance of land away from each creek to be 'flood plain' or some such thing so there is nowhere on the entire plot of land that you could build a permanent structure.  So its only good if you want your own private beach to sit on with a non-permanent bamboo cottage on it. (Which is why the owner wants to sell it of course  )

Well i am not as rich as many and i have a budget too, but the most important thing for me when i paid to build the house we have over there was that if anything ever happened , i could walk away and start again, just a thought.

I have the plans and the pictures and the costing too, cheap skate Steve's building on a budget and sticking to it.
