Your post gives me some sort of handle on construction costs (of which I don't know too much in the Ph). Does that work out to php 5m for the house and the rentals...or about 23,000 php per SM (217 SM for house and rental units)?

The construction costs are 15k per square meter.There are incidentals like permits and deposits for electricity,water which have to be added.

Perhaps this is more noticeable to me as I visit every few months. Believe me its a very wise investment providing you get the construction right, meaning hands on.

 

3km down the road a new call center is opening so maybe there will be clients from that place. I spent 18 months looking and for me and my family it was the best option.

Dalaguete(on Cebu island) is becoming the same way.You would have a hard time getting land there at a decent price.A friend had to pay 1k psm up in the hills the place is going to be very good in 10 years but at the moment it is nice to visit but boring to stay there.Many people want to leave and come here.

Kev seems an extremely competitive price, we paid around 17k some two years ago. 

Knowing you I am sure the contractor has been well checked, so many rip off construction guys around. We had to fire our engineer into the second month, just blatantly ripping is.

They will be looking for furnished or at least semi furnished most likely.

Probably but we can cross that bridge when we come to it.I have found a few very reasonable furniture makers here.

Is the bridge in the garden that we will be crossing and do the furniture makes build bridges as well?  :smile:

The country in general seems to be ballooning, as are the real estate prices.
