Purely hypothetically speaking if a wife has had enough of her husband and they have a home in both names all it takes is a few tears, complaint to the Barangay and DSWD about how the husband is abusive and she is frightened for her life, backed up by a family member obviously and you will be out the house before you know it.

13A cancelled, back onto a tourist visa which with a black mark against you means you could be kicked out of the country and good luck fighting a court case from back home.

Now if the land was leased in your name you have some protection. Scottish mindset. 🏴󠁧󠁢󠁳󠁣󠁴󠁿😁😁

Appears to me that all a Filipina spouse would have to do is move out of the house to invalidate a foreigners 13A Visa.

Which would result in chaos, a lot of BI wasted time so it's not exactly how it works in reality according to the cases I'm aware of: the BI doesn't care what the wife says or does, they don't even consult her when renewing the 13a. The BI only responds to a legal process meaning a court order, pulis order, formal annulment or divorce (impossible), or a legal separation (which requires the husbands permission).  This is what attorneys are for.

Conversation:

Foreigner to BI:  I'm here to renew my 13a

BI:  Where's your wife.

Foreigner:  She is not with me any more.

BI:  Then you are here illegally.  You will pay fine and you must get tourist visa.

(If in doubt, try it out.  Or just lie to the BI and hope the wife says nothing to them.)

Never happened to me or anyone else I know, but yeah BI can say anything as any long term tourist knows from airport harassment.

Best case scenario, the judge reminds you the land is hers and will force the house sale so you can split the cash. And that's if you're lucky.

And go to prison for concubinage. :chickendance:

The good news is 13A is permanent and can't just be cancelled by a wife.

Statement 1:  If I park my vehicles which are in my name on the land which is in her name will the Judge force them to be sold? You are guessing at what a Judge may or may not due, a decision that can be appealed all the way up to The PI Supreme Court.

Statement 2: My reply was sarcasm. If my marraige became irreparable, I downgrade my 13A to a 9A and apply for a SRRV Expanded Courtesy. Return to the states, get a divorce and return.

Statement  The 13A is "NOT" permanent. Many downgrade to a 9A and apply for the SRRV because they don't want to be under the saya, their wife squeezing their testicles as leverage. The wife only need a separation de facto letter submitted to BI and the 13A is history.  Perhaps you should read the laws instead of posting misleading, incorrect opinions.  https://immigration.gov.ph/images/MemorandumCircular/MemoCircNo.SBM2014-009.pdf

If you think it's that simple you have to learn about life in the Philippines. I mean, you believed that your house has a title. :chickendance:

And you're agreeing or disagreeing about my guess at what a judge may or may not do.

Of course when a Filipina spouse dies there can also be problems.

Posted on "another forum" if I recall correctly, a foreigners spouse of 40 odd years died unexpectently. Prudently, he went to the local BI and reported her death. BI told him ---don't worry about it and that his visa was still good. For the next few years, he reminded BI when he was in office for his renewal that he was a widower now. No problem he was told each time.

At some point, he had to go to Manila to renew his ACR card. Manila BI told him in no uncertain terms that he had 11 days to vacate the country.
