Wrote a letter in both English and Bisayan inviting neighbors and local barangay officials to our house. Had about 30-35 people show to include a police officer and two barangay captains and their respective seconds (maybe a vice captain). There were two captains present because there was a dividing boundary between our house and the house causing the problems. Issue was drinking, extremely loud music, going on until 2-3 in the morning. Explained what was going on, action already taken, and neighbors also spoke. One captain went to the problem house that same day. Police officer said to call them if the problem continued. We did in fact call the police on multiple occasions and they showed up each time. Took some time but the problem was eventually taken care of. Excellent, and well-played.

Most of the newer subdivision have the same rules. 14 hours ago, GeoffH said: Our HOA has a no roosters rule... a couple of weeks ago I saw a couple of chickens running across the road inside the subdivision. Hoping it's not the thin edge of the wedge or I'll be seeing how many road kill I can make riding around the subdivision lol The problem is roosters can't read! We very occasionally see a few chickens and hear the odd rooster but they are short-lived and seem to be wild rather than belonging to anyone. Our subdivision is huge and has 5 or 6 different sections, each with it's own security gates - rules are followed more or less so we can't really complain compared to some others' experiences. My current bugbear is that they have decided to replace all street light with household LED bulbs - goodness knows who thought a 5W LED would satisfactorily replace proper street lighting! Add in my car's dark tint and I may as well be Stevie Wonder if I were to drive much at night. 1

I have been to "MANY" subdivisions that let me thru the gate just using the universal password: a hello with my hand and a smile. I have also lived in subdivisions that was very strict, and would not allow anybody to enter without a specific "OK" from an owner. Motorcycles, Jeeps, tricycles were not allowed period. If you had a package from Lazada you had to go pick it up at the gate or the Admin office. Kinda liked that subdivision Edited August 5 by craftbeerlover

That sounds like a real pain in the arse. I'm happy in my roadside shack. Peaceful, cheap, and safe...and Lazada deliveries to my door. Each to their own.

Occupancy was only about 10 percent, most of the houses were second homes/vacation homes. One could literally lay down in the middle of the road for half a day and not worry about getting run over by a car. Trees everywhere, unlike many subdivisions I have seen where they just clear out an entire area. Based on the photos you provided, I would be very content at your place as well, maybe even more content. Was really pointing out the sharp contrast from in 'subdivisions' here.

Kinda liked that subdivision Almost bought a house in Cebu City that was in a subdivisions like you described. House was very nice and located about two blocks from a beautiful community pool. Wife's mother had a stroke, and younger brother diagnosed with cancer. Our priorities shifted and we stayed in Moalboal. I am happy that we are still here, but every so often my mind plays the "I wonder if we had bought that house . . . . "?

I built a house in a sub division that was hardly touched, perhaps just 4 houses built. Worst mistake ever, as sections sold more builds commence, as most know once a local gets his hands on a grinder it just does not stop.......drove me crazy, give me roosters and or dogs any day over a grinder.

This one was an already established sub division, about 90 lots so relatively small. Most of the subdivisions I have seen (in comparison), I want nothing to do with. Kinda liked that subdivision Ours isn't the strictest but maintains a good balance between convenience and security. Cars with a sticker allowed in, cars without have to stop at the barrier until the resident OK's their entry. Jeeps not allowed unless the owner is a resident. Tricycles only if the passenger is a resident. Motorcycles treated the same as cars - I can't imagine how much of a PITA it would be picking up deliveries, including food, from the guardhouse given it could easily be a 20-minute walk. No delivery of goods allowed in without a gate pass - this is strictly enforced. Maybe what you have described could work in a small sub-division, or a condo complex, but not in a larger one like mine.
